Boundary Surveys

A boundary survey is the process of defining property boundaries based on recorded property records such as deeds and previous surveys. Property owners request boundary surveys to be performed for various reasons such as building fences, new construction, or disagreements on property line locations. Having the boundary defined will protect the property owner from possibly encroaching on a neighboring property. Another reason for requesting a boundary survey, would be when there is a possible disagreement on property line locations. Having a boundary survey completed provides the needed knowledge for land owners to know where their property is located and how to know what takes place within the bounds of their property.

Engineering Surveys

An engineering survey consists of collecting physical information around a project site for planning, design, construction, operation and maintenance purposes for an engineer’s use. Information collected consist of topography, utilities, property boundaries and other physical features needed for an engineer to utilize in order to properly demonstrate the needed engineering for the purpose of the project. A survey will provide measurements along with location of all site features for the engineered design to be incorporated with existing features.

Subdivision and Consolidation Surveys

A subdivision survey consists of completing a boundary survey with the intent of dividing the property into two or more new parcels of land. A consolidation survey consists of completing a boundary survey with the intent of combining two or more parcels into one parcel of land. Either of these surveys would be completed by mapping the new parcels for Township and County approvals. Upon the getting required approvals, new property pins would be set where the new corners were created.

American Land Title Association (ALTA) Surveys

An ALTA Survey is a specialized Boundary Survey of a property that adheres to strict standards developed by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). An essential part of any legal ownership of land, the boundaries of a property must be properly and professionally delineated, making note of any easements or public right-of-way, or any other addition to or deletion from the property throughout the course of the parcel’s history. Clearly defining the boundaries of a property prevents any dispute over where one parcel ends and another begins. An ALTA/NSPS Land Title Survey is a foundational component of any real estate due diligence period and is necessary to obtain comprehensive Title Insurance for any property as a buyer, seller, or owner.

Farm Preservation Surveys

Farm Preservation surveys are very similar to a boundary survey but for a different purpose. These types of surveys are considered easement surveys. The Pennsylvania Agricultural Conservation Easement Purchase Program was developed to strengthen Pennsylvania's agricultural economy and protect prime farmland. This program enables state and county governments to purchase conservation easements from farmers. Pennsylvania leads the nation in the number of farms and acres permanently preserved for agricultural production. The program guarantees a future food supply and contributes to a healthier economy. It also assures a way of life Pennsylvanian's cherish will continue for generations to come. The program is a partnership between all levels of government and non-profit organizations - with a common goal of saving prime farmland.

Construction Layout Surveys

Construction layout surveys consist of marking a project site for new construction activities. These activities involve earth work, storm water management, and the layout of new buildings. The purpose of having a survey completed for construction layout is to ensure proper location and measurements are placed on the ground to meet plan specifications.
